Welcome to Independent Snagging Specialist
The specialist is a family man who has been in the construction industry for 35+ years.
For the last 18 years he has worked for 5 different housing developers ranging from bespoke builders with houses costing in the millions, to your volume house builder who build hundreds of houses in no time at all. He has worked as a Site Manager and a Customer Care Manager, so he has comprehensive knowledge of the new build process.
The specialist is NHBC Defect Trained as well as the practical experience gained during the 35+ years in the business.
As an Independent Snagging Specialist overheads are less, which is why our prices are more competitive than other companies who use self-employed agents to undertake the work on their behalf.
The Building industry is at breaking point and it’s not slowing down anytime soon.
Companies are struggling to get good trades people due to the amount of housing developments going on. There are a lot of overseas workers on sites currently, some good, some bad, but without these trades we wouldn’t be able to build the volume of homes that are needed.
Some builders are better than others or this is the public opinion. My personal opinion is, no matter how much you pay for a property or who builds it the quality will remain with the Management Team who is running the development as they have ultimate control of the development.
A Customer should be able to gain some idea what their plot is like as soon as they walk up to the front door.
The first impression is key. If it looks good outside, it is probably good inside.
If it looks disappointing outside, it will probably be disappointing inside.
Remember!! A few hundred ££`s on an inspection can save you a few thousand ££`s in the near future. There are some very good house builders out there, but there are some very poor ones too!
There is a right time and a wrong time to have your home snagged to guarantee the work will be completed by the developer.
I am happy to discuss this with you on the phone before you make a booking.
What you can expect from the snagging process?
You can expect a full professional snagging process. (I have witnessed some very questionable snagging inspections.)
An example is (a ” professional Snagger “went round an entire house putting little sticky coloured dots all over the walls and ceilings, on the door frames and skirting boards etc.). This just created a lot of problems for the customer because 80% of what was highlighted with sticky dots was not actually defects; these stickers then left dirty marks all over the walls and ceilings and the customer then had to put right.
Beware! As some of these Snaggers have only received training by sitting in a classroom for a couple of weeks and don’t have any real experience.
Most companies use NHBC (National House Builder Council) or LABC (Local Authority Building Control) for technical guidance which means you have a specification tolerance guide to work to. This can be helpful to the builder as well as the customer.

2. Get your report
We have various options for the way you receive your report.
Some companies prices are higher because of the way they do their reports. These reports include small photos attached which are too small to show you the defect they have identified, and so aren’t very useful.
We email the photos of the defects that require photography to you to give you a larger and clearer idea of what the defect is. Not all of the defects require a photograph however, so we won’t waste your time with lots of unnecessary photos.
All emails come at no extra cost.
